Grade-A Office Tower, Manila, Philippines*
Steve was appointed by Woods Bagot to collaborate in the development of a 36-storey Grade-A office tower in the city’s prominent Makati financial district granted FAR 20 by the local authorities. Developed by Baring Private Equity Asia (BPEA), the building will provide a first-class environment for a mix of international companies operating in the Philippines’ flourishing BPO sector.
At 164 metres above the city it will create a strong vertical presence to Manila’s skyline. The ground floor includes double height lobbies and reception spaces as well as retail outlets, creating through site pedestrian connections to the adjoining streets. The podium top and rooftop will be an extension of public green open spaces, activated with F&B for tenants. Across the façade, staggered vertical louvers both contribute to an impression of a series of barcodes and minimise solar heat loading throughout the year. This project will also include one of the largest green walls in this district, covering most of the 10 level high podium parking.
Environmental efficiency measures include passive façade design, usable green roofs, energy saving lighting, solar water heating, heat pumps, integration of solar panels and water recycling features throughout the building design. It will be certified under the Philippine Green Building Code and is targeted to be USGBC LEED v4 Core+Shell Gold. Green and open spaces will be made available to the public, including several Art installations by local Makati Artists.
