The proposal is for a new 4,300sqft house along West 39th Ave, RS-5 zoning district.

The entry sequence is via the front garden with mature trees, under the entry porch and into the elliptical hall stair. This stair leads gracefully both up into the bedroom level and down into the media/entertaining level. The interior spaces are open from front to rear, allowing sunlight and ventilation to fill the home.

The design makes full use of the permitted height and maximises the allowable floor area for the site, resulting in a home comprised of 4 large bedrooms, media room, games room, wine store, guest room, gym, utility, as well as dining, kitchen, living and study areas.


Four Conceptual Design Options.........................................................................................

The entrance is defined by a double-height space, where a gradual spiral stair with cupola above leads to the bedrooms above. Formal dining, living and office areas are accessible without intruding on the domestic side of the home. Fireplaces are designed in the study, living and family rooms, with 11 foot vaulted ceilings incorporated on the upper levels.

It is intended that the project will also incorporate many sustainable design features, such as high efficiency heating system, water efficient plumbing fixtures, natural ventilation, underfloor heating, energy efficient light fixtures, low VOC emitting products, highly insulated walls roof and floor slab, and high performance windows.
